

"In July 2004 we received extensive damage to our basement due to flooding caused by a combination of heavy rain, ground saturation from prior rain and poor grading around our foundation. The situation was further exacerbated by the run-off rain water from the roof essentially going from our gutters, through the downspouts and then accumulating around our foundation. The water from the heavy rain accumulated in the drain tiles at the bottom of our basement walls and overwhelmed our sump pump causing flooding of the basement. A landscape consultant recommended that we make changes to the grading around our foundation and also divert the water from the downspouts away from the foundation. We took the consultant's advice and re-graded the relevant areas to create a natural run-off of rain water. In addition, we contacted Troy Karlin at ALL-N-1 Lawn & Landscape for advice on handling the water from the downspouts. ALL-N-1 created a system in which the water from the downspouts was diverted through an underground channel and away from the foundation. In addition, ALL-N-1 discovered additional steps in the process to further reduce water accumulation.
In the summer of 2005 we actually had more rain than in 2004. Several of our neighbors who had never had problems with water in their basements experienced flooding for the first time. However, not only did we not have water in our basement, we noticed a substantial decrease in the amount of times our sump cycled on.
